What kind of land do you have available?
We specialize in land that is vacant and undeveloped. Some of our properties may have service (i.e. sewer, water, power, etc.) and some of our properties may be completely raw (i.e. no sewer, water, power, etc.). We offer both since different people want different things. We’ll let you know what is available with each property.
Why are your properties so cheap?
You’ll find land properties on this site are discounted around 20% to 60% because of our proprietary marketing systems that get in touch with landowners that need to sell now. Our company helps them out by buying their raw land quickly for cash, which is a win-win. Then, we pass the discount along to you.
Are these properties listed on the MLS?
Great question! Most of the properties you’ll find on our site are ones that you’ll never find on the MLS. The MLS is the “Multiple Listing Service” which is where real estate agents list properties for sale. We work directly with the land owners because many times we’re able to help them solve their problem more quickly and cheaper than listing it on the MLS.
Are you an agent that lists land for sale?
Another great question. Although we do employ some licensed agents, there will never be a commission that you have to pay. We sell the properties that we own ourselves, as a Principal. No commissions, No listing contracts, no hassles.
Do you charge any fees to buy or sell?
We don’t charge landowners any fees to help them find a solution. We purchase properties at a win-win price. When you buy land from us, we buy the property at a steep discount, add on our property acquisition fee which is our profit for finding and negotiating the deal, and you pay a still deeply discounted price. A win-win for all.
How often do you add new investment land
We’re always sourcing new land deals and add new properties to this site on a continual basis. So, check back often as our properties tend to sell very very quickly.
How does buying land work on this site?
Simply tell us about what you’re looking for and we’ll share our list of available land for sale. Make an offer on the properties that you want. We’ll work out the details with you – and we can close fast.
Can I use bank financing to buy these properties?
We work with folks that purchase land in many different ways. However, we prefer to work with people that can close quickly, so many of our clients pay cash. However, if you are pre-approved with a bank and can close quickly, we’ll consider all offers. If you need financing to buy a property you see on our site, contact us today because we have owner financing available on most of our properties.
How do I make an offer on a property?
Simple, head over to our Contact page and send us an email or give us a call. We take offers first come first serve, and telephone tends to be the quickest. Once you connect with us and you want to purchase the property, we’ll require a deposit to secure your offer on that property. We’ll answer any of your questions so you feel 100% comfortable and confident in your decisions.
How quickly can I buy a property?
Let us know what kind of land that you’re interested in and we’ll see what we have in our inventory (or can access for you). Once we get your info, we’re usually able to work quickly to find you the right opportunity (or opportunities) as quickly as you want. Some of our regular land buyers let us know what they’re looking for and when we can find something, they’re willing to close in just a few days. So, stop scouring the MLS or County records for the faint hope of finding a reasonable land deal.
