This parcel is conveniently located 1 mile south of Cottonwood Rd (the gateway to Lake Mohave) and a short 2 miles west of HWY AZ-93. It doesn’t get anymore convenient than this. There does not appear to be any utilities available nearby, but of course propane, solar, and wind are utilized in this area. The afternoon winds here are very consistent.

Cell service here is good with T-Mobile. The property is simple to get to with good dirt roads leading the way. It’s also a great jumping off point to Vegas, Kingman, Lake Mohave, Lake Mead, Lake Havasu, Bullhead City, Laughlin, and the Western edge of the Grand Canyon.

Climate
The most pleasant months of the year for Mohave County are April, October and March. In Mohave County, there are 3 comfortable months with high temperatures in the range of 70-85°. July is the hottest month for Mohave County with an average high temperature of 103.1°, which ranks it as warmer than most places in Arizona. December is the snowiest month in Mohave County with 0.2 inches of snow, and no months of the year have significant snowfall. Days with noticeable humidity are rare throughout the year.

Kingman, Arizona
This city has over 60 buildings on the National Historic Register and is frequently referred to as the “Heart of Historic Route 66”. It has a storied history and has been a unique stop over for many people. Clark Gable and Carol Lombard got married in Kingman. In 1928, Charles Linbergh (the first pilot to solo the Atlantic) made a stop in Kingman. This stop was made during the first 48 hour air mail service between New York and Los Angeles.

Kingman is also known for its strong economic streams in tourism, manufacturing, distribution and transportation. A major factor in the current growth of city is the climate. Summers are more moderate than many parts of Arizona, and the winters seldom see snow. If it does snow, you can usually wait an hour and it will be melted off.

Lake Mohave
Lake Mohave was created in 1951 following the construction of Davis Dam on the Colorado River southeast of Las Vegas. The upper 20 miles of the reservoir is cold year round due to deep water releases from Hoover Dam. This section lies within the narrow walls of Black Canyon. The remainder of the reservoir is seasonally warm and more open, with the widest section being Cottonwood Basin.

There are three marinas with launch ramps, two in Arizona (Willow Beach and Katherine’s Landing) and one in Nevada (Cottonwood Cove). Game fish species include striper, largemouth bass, rainbow trout, bluegill sunfish, crappie, and channel catfish. The best time of the year to fish for striped bass is April through November with the peak in October. For largemouth bass, March through June is generally best, and for rainbow trout anytime.

The area was home to many Indian tribes for centuries. In October 1857, Lt. Edward Fitzgerald Beale and his experimental Camel Corps trudged across the present site of Kingman, Arizona surveying a wagon road along the 35th parallel. Before long there was a steady stream of travelers who often encounted hostile Indians in the area. The travelers needed protection so Fort Mojave was established on the Colorado River to protect the area. The soldiers started scouting the hills during their off-duty time and found gold and silver. Which was quickly followed by many mining camps.

Today, Kingman’s strategic location make it the perfect stop for fishermen and water sport lovers on their way to Lake Mead, Lake Mohave and the Colorado River, as well as gamblers on their way to Laughlin and Las Vegas.

Dolan Springs, Arizona

This eclectic community is the last town you’ll find, before venturing further into the Grand Canyon West area that leads you right into the beautiful Joshua Tree Forests. The wild life roam free and there is a preserve in the mountains nearby. The area offers some amazing hiking trails and even some interesting Geocaching, if you’re up for it! It’s a great place for riding your horses, farming, ranching, or riding your desert toys around.

Dolan Springs is located just outside of the Lake Mead National Recreational area and not too far from Katherine’s Landing at Lake Mohave. The town enjoys its own entrance to Lake Mead and Hoover Dam waters via the Willow Beach launch into the Colorado River south of the Dam. Ride the river down by Laughlin and Bullhead City, or even go to Lake Havasu for the water fun.
